Do you pay a fair price?
Most of the houses we purchase are below the market value (we do this so that we can resell the house to someone else for a profit. We are investors). We do look to purchase properties at a FAIR discounted price. However, because we purchase houses with Cash we can settle quickly and save our sellers a lot of time, expenses, and fees. There are a lot of "hidden" fees when selling a house with an agent (or by yourself) that you don't realize until you get to the closing table. With us, what we offer is what you walk away with (after you settle with your mortgage company of coarse). Also, you're not obligated in any way shape or form to accept our offer.
Are There Any Fee's to working with you?
NO. This is what makes selling your house to a Real Estate Investor worth while. There are NO Fees or Commissions when you sell your property to us. What we offer you is what you walk away with (of coarse after you settle with your mortgage company) and we typically cover all of the closing cost too! We make our profit when we sell (our rent) the property after the repairs are made. There for we're taking all of the risk and you get to walk away without having to worry about the property any more!
How do you determine the price you offer for my property?
Its actually quite simple, we look at the location of your property and the values of the properties that sold (or are for sale currently) in that area over the last 6 months to a year. Then we look at the condition your property is in and what repairs are needed to get it back to its maximum potential + any cost we may accrue from the time we buy your property to the time we sell it (taxes, HOE Fees, Insurance etc). We compile all of that together and we come up with an offer that's both fair for you and for us.
Is the donation to charity taken out of the price you offer me?
No. At RLP Realty Investments it's our mission to improve the communities around us. That's why we buy houses, to restore them back to their original beauty and provide opportunities for new families to make them a home. We also use a portion of the profit we make from selling the properties and give it to a certified Non-Profit Organization of the sellers choice. That's a WIN-WIN-WIN in our book! Sure, we may not make as much money on the deal, but we get to help our the seller get out of the situation they're in, help a new family find a home, and help a Non-Profit continue to do good work for the community! There's no better deal that that!
